Most of Tracy is newer stucco: two-story tract homes in the subdivisions off I-205 and across 95377 and 95391. Stucco is porous and brittle at the surface, so high pressure gouges it and drives water into cracks. The older core around 10th Street and Central Avenue is a different animal: wood siding, older paint, mature trees dropping debris. We soft wash both, adjusting detergent strength and rinse technique to the material.
What comes off a Tracy house
Three things, mainly. Freeway film: the gray, slightly oily layer from I-205, I-580, and I-5 traffic that dulls the paint color. Altamont dust: the grit the afternoon wind packs onto west-facing walls. And organic growth: the green algae and black mildew that Tule fog winters feed on north-facing walls and shaded sides. Will washing damage my stucco?
Not the way we do it. Soft washing uses less pressure than a garden hose nozzle. It is high-pressure wands in inexperienced hands that chip stucco and leave wand marks: that is exactly what we avoid.
Why does the west side of my house look dirtier?
That is the Altamont wind. It carries fine dust off the pass and the dry hills west of town and drives it into west- and southwest-facing walls. A soft wash pulls it off evenly so the whole house matches again.
Is the detergent safe for my plants?
Yes, when handled properly. We pre-rinse landscaping, control where the mix goes, and rinse everything down afterward. It is standard practice on every Tracy house we wash.
